Your home, your choice of builder.
Modular homes are an intended low-cost option for the estate, with typical ranges from about N$170,000 to N$275,000 for one to three bedrooms. These are indicative estimates only. We are working to secure several modular-home vendors so purchasers benefit from competition between suppliers — and you are free to build your own home or use another lawful building solution instead, subject to the estate rules, approvals and services.
Indicative Only — Home Options Follow Land & Servicing
This is a preview. Home options come after land and servicing. The examples below are indicative only — they show typical modular home ranges, not a fixed product or an exclusive supplier. We are working to secure several modular-home vendors so purchasers benefit from competition, and you are free to build your own home or use another lawful building solution.
Three sizes. One standard of quality.
Model layouts, specifications and final pricing are confirmed when home sales open — the N$170,000–275,000 range covers the 1–3 bedroom spectrum. Show-home photography and renders will be published on this page as they become available.
A simple kit of parts. A permanent home.
A typical modular home is assembled from four proven components — which is what keeps quality consistent and cost predictable. Specifications vary by vendor.
Platform
The engineered foundation and floor deck your home stands on — level, anchored and durable.
Shell
Insulated walls and roof — cooler in summer, warmer in winter, and built to last decades.
Bathroom
A complete fitted bathroom module — plumbed, tiled and ready to connect to your services.
Kitchen
A fitted kitchen module with work surfaces and connections for your appliances.
Faster, smarter, more affordable than brick-by-brick.
Built from scratch, on site
- Six months to a year of building on a future homesite
- Quality depends on the builder you manage to find
- Quotes tend to drift upward as the build drags on
- Extending later is difficult and disruptive
Factory-built, assembled on site
- Assembled on a future homesite in days, not months
- Factory-consistent — every unit to the same standard
- A price you know before you commit
- Designed to add modules as your family grows
Your home is a separate step — by design.
The ladder works because each step stands on its own. Your land and servicing come first; the home comes when you're ready — and on its own terms.

01
A separate agreement
Your home purchase is a separate agreement from your land and servicing — you sign for it independently, when home sales open.
-
02
A separate arrangement
A home is a separate cost, arranged separately from your land and servicing payments. You are not obliged to buy a home through the project.

03
Land and servicing come first
Home options come after land and servicing. Plots are reserved unserviced — the compulsory servicing contribution is collected after the land price is paid.
Your land and servicing payments are protected.
Purchaser payments are first collected into a separate, dedicated Project trust account controlled by the Stakeholder Lawyers — Kadhila Amoomo Legal Practitioners as the initial Stakeholder Lawyers — and are dealt with in accordance with the purchaser's written agreement. Your home, when that step opens, is a separate purchase with its own agreement and financing.
