Breakdown by category

Choose the Space for Your Future

Choose how much land you want to work towards.

Select a 300 m², 400 m² or 500 m² category and secure your place in that category’s priority queue. Your specific plot will only be determined later.

You’re reserving a size category — not a specific plot. Your position is held in an independent queue for your selected category. Final plot allocation, dimensions and pricing remain subject to the applicable agreements and survey.

Three adjacent plots marked out side by side on cleared ground, labelled 300 m², 400 m² and 500 m², with illustrative frontages of 10 m, 13.33 m and 16.67 m against a 30 m depth
Concept illustration. The frontages and depth shown are illustrative proportions to compare the three sizes — they are not the dimensions of any specific plot. Plan-derived frontages and depths vary and remain subject to survey.

How it works

  1. Choose your size

Pick the plot-size category that suits your goals.

  2. Join that category’s queue

Your place is secured independently within that category.

  3. Build your Home Credit

Make monthly contributions, or pay once off toward your target.

  4. Plot allocated later

Your specific plot is allocated in due course, subject to survey and the agreements.

Early. Fair. Transparent.

Every category has its own priority queue, so applicants in the 300 m² queue and the 500 m² queue are not competing with one another.

Current intended prices, subject to the Priority Agreement and the later Definitive Property Agreement. The final surveyed extent may differ from the nominal size; where it falls outside the tolerance band the price is adjusted in either direction. The once-off figure is 95% of the target by EFT — the remaining 5% is recorded as promotional Home Credit, which is not cash and is not refundable in cash. Where It Is

Close enough to work. Far enough to build a new community.

Schematic route diagram A not-to-scale diagram showing Windhoek to the west, the estate on Portion 124 in the middle, and Hosea Kutako International Airport to the east. The old B6 runs along the northern side and the A1 freeway along the southern side. No distances or travel times are shown because they are not yet confirmed. OLD B6 A1 FREEWAY THE ESTATE Portion 124, Farm Ondekaremba No. 78 WIND- HOEK HOSEA KUTAKO
Schematic, and not to scale. It shows the relationship between Windhoek, the estate, the old B6 and the A1 — not distances, travel times or the entrance position. Those are not confirmed, and a diagram that implied them would be inventing them. See the location page for the township plan and the surroundings.

Concept-level master plan, subject to final survey, engineering and statutory approval. Not a statutory approval, cadastral certificate, engineering design, valuation, sales schedule or building plan. Viewing a concept homesite does not reserve or allocate it.

A planned community, not just rows of plots.

10,528 concept plots, drawn as one place — with land set aside for schools, shops, play areas, roads and services.

Legend

These are the actual plan sheets, and you cannot click a plot on them. The drawings above are pages from the estate's own A0 master plan review set, published as supplied. What has not been released to us is the survey geometry — the per-plot coordinates that would let you tap a plot on the drawing and open it. We will not draw a plausible substitute, because you would zoom in, see a plot beside a park, and decide on something we invented. What the drawings do show is every plot the plan lays out, the road hierarchy and every facility site — which is what you need to picture the place.
Concept plan only. Final facilities, layout and timing remain subject to planning, engineering and authority approvals. Nothing above is built, funded, tendered or guaranteed, and the facility schedule is not yet complete — so this is not presented as the final set. Priority Agreement clauses 5.7 and 17.5

    The other way to pay

    Once off, by EFT

Pay 95% of your Category Credit Target by electronic transfer within 10 business days, and the remaining 5% is recorded as promotional Home Credit.

Promotional Home Credit is not cash. It carries no refund, voluntary-exit, abandonment-distribution or project-recovery value, and it is withdrawn if the payment reverses. Priority Agreement clauses 6.2, 6.7 and 9.5

The four things you are committing to

    1. Your Category Credit Target. Interest-free, and it does not rise just because time passes.
    2. The servicing contribution. Separate, necessary and compulsory — but only under a Definitive Property Agreement you later accept. Your share of the actual net approved cost, not capped by an early estimate.
    3. A home. A separate cost, arranged separately. See the options.
    4. HOA levies. Compulsory and ongoing, for as long as the homesite is held.

Priority Agreement clauses 3.16 to 3.19 and 11.11. Category prices are current commercial intentions and bind only when written into a later agreement for an identified homesite. Payments are first collected into a separate, dedicated Project trust account controlled by the Stakeholder Lawyers — Kadhila Amoomo Legal Practitioners as the initial Stakeholder Lawyers.

Infrastructure is separate. A compulsory future contribution toward roads, water, power and wastewater. It arises only under a Definitive Property Agreement you later accept, and it is not capped by an early estimate.
A home is separate. Arranged separately, on your own terms, subject to the estate rules and approvals. See the options.
No specific plot is bought now. You are securing a size category and a queue position in it. Nothing is sold, leased or allocated today.

The infrastructure planning range, the reconciliation mechanics and the clause detail are set out in full on the full cost explanation. Priority Agreement clauses 3.16 to 3.19 and 11.11

    What you secure now

    • Your original Plot Priority Number
    • An Agreement Number and payment reference
    • A Home Credit Account in your name
    • A future selection opportunity in your category

What you do not get yet

    • A specific homesite
    • Ownership or any real right in land
    • A fixed transfer date
    • A final capped infrastructure price
    • A guaranteed approval date

Both columns are the agreement, not a summary of it. Priority Agreement clauses 4.2, 4.3, 4.10, 4.11 and 11.11

Trust, Legal Structure and Payment Controls

This is unbuilt land. Your trust in us should not be.

    01

    Trust-account protected

Every cash payment goes into a separate, dedicated Project trust account controlled by the Stakeholder Lawyers — Kadhila Amoomo Legal Practitioners as the initial Stakeholder Lawyers.

    02

    Recorded in your name

Each qualifying payment is recorded in your own Home Credit Account, and your balance is not reduced merely because cash has been lawfully released for approved project work.

    03

    Released only under control

Funds may be released only under the agreed Project controls — the stakeholder mandate and the approved budget — and after a formal Project Release Notice.
